Kensington’s
No Deposit
Painters.
UMAR Painting Co. has painted Philadelphia rowhomes for 16 years, and the river wards are a regular part of our week. Estimates in 19134, 19125 and 19133 get scheduled the same week — and we know what the brick, formstone and iron on these streets actually need. You pay nothing until the crew is on site and working.
What We Actually Paint in Kensington & Fishtown
Not a generic service list — this is the work we do on these blocks, week in and week out.
Brick Rowhome Fronts
Two- and three-story fronts on the numbered streets off Kensington Ave, where the brick has been painted so many times the old coats have to come off before anything new goes on.
Formstone & Stucco
Fronts around East Somerset and Ormes that need masonry primer — not wall paint — or the finish sheets off in a single winter.
Wrought Iron & Railings
Railings, stoops and window guards wire-wheeled back to bare metal, spot primed, then two coats of DTM enamel.
Gut-Rehab Flips
Between Front St and Aramingo: full interior, doors, closets, new trim and risers — on a schedule tied to your settlement date.
Rental & Section 8 Turnovers
Harrowgate, Fairhill and West Kensington — priced per unit, sprayed and rolled, done between tenants.
Warehouse & Shop Interiors
Along the Ormes/Emerald corridor: block walls, ceiling decks, safety striping and dock doors.
Recent Philadelphia Work From Our Crews
Rowhome fronts, iron, trim and interiors — the same work our Kensington crews do.

Kensington Painting Questions
Do you work in Kensington regularly?
Yes. Kensington, Fishtown, Harrowgate and Port Richmond are a steady part of our schedule, and estimates in 19134, 19125 and 19133 are usually booked the same week.
How much does it cost to paint a Kensington rowhome front?
Most two-story rowhome fronts land between $950 and $1,450 depending on how much of the old paint is failing, whether the cornice and window trim are included, and how much iron there is. Peeling brick that needs to be scraped and masonry-primed costs more than a front that just needs a recoat. You get a written number after we look at it, and you pay nothing until the crew is on site.
Can you paint brick that is already peeling?
Yes, and this neighborhood is full of it. Failed paint has to be scraped and washed back to a sound edge, bare spots get a masonry conditioner, then two coats of elastomeric or acrylic masonry finish. Anyone who quotes peeling brick without prep is selling you a repaint in two years.
Do you do landlord and investor work?
That is a large part of our North Philadelphia work. Per-unit turnover pricing, walls-ceilings-trim packages for flips, and repeat scheduling for portfolios in 19134, 19133 and 19125. We invoice after the walkthrough, per unit.
Is there really no deposit?
None, on any job. You pay when the work exists and you have walked it with the foreman. That policy is the whole reason we get called back in a neighborhood that has been burned by contractors taking money up front.
What areas do you cover from here?
Kensington, Fishtown, Port Richmond, Northern Liberties, Harrowgate, Olde Richmond, West Kensington, Fairhill, Frankford and East Falls-side North Philly, plus the Main Line and Delaware County.
